Interest Rate vs. APR

The interest rate is the cost of borrowing the principal amount. The APR (Annual Percentage Rate) includes the interest rate plus other charges like points and fees, giving you the true cost of borrowing.

Points (Discount Points)

Points are upfront fees paid to the lender to reduce your interest rate. One point equals 1% of the loan amount. Paying points can save money over the life of the loan if you keep it long enough.

Fixed Rate vs. Variable Rate

A fixed rate stays the same for the entire loan term. A variable (or adjustable) rate can change periodically based on market conditions, usually tied to a benchmark like the prime rate.

APY (Annual Percentage Yield)

APY reflects the total interest earned on a deposit account in a year, including compound interest. Higher APY means more earnings on your savings or CDs.

Basis Points (bps)

A basis point is 1/100th of a percentage point (0.01%). When rates move by 25 basis points, that's a 0.25% change. Used to describe small rate movements precisely.

Prime Rate

The prime rate is the interest rate that commercial banks charge their most creditworthy customers. Many consumer rates (HELOCs, credit cards, adjustable mortgages) are benchmarked to the prime rate.

Rate Methodology

NexTool aggregates financial rates from multiple sources including the Freddie Mac Primary Mortgage Market Survey (PMMS), FDIC national rate surveys, the Federal Reserve's G.19 consumer credit report, SBA.gov, and lender-reported rates. Rates are updated daily on business days. The "average" rate represents the national average for each product type. The "best" rate reflects the lowest rate we've observed from the lenders in our comparison. Individual rates may vary based on credit score, location, loan amount, and other factors.

Some listings may include paid placements from lender partners. NexTool may receive compensation when you click on "Apply Now" links. This does not affect the order of rates displayed unless labeled as "Featured."

How often are rates updated?

Rates are updated daily on business days, typically by 8:00 AM ET. Mortgage rates come from the Freddie Mac PMMS released every Thursday, supplemented by daily lender rate checks.

Are these the rates I'll actually get?

The rates shown are national averages and best available rates from surveyed lenders. Your actual rate will depend on your credit score, down payment, loan amount, property location, and other factors. Use our calculators to estimate payments at different rates.

What's the difference between rate and APR?

The interest rate is the cost of borrowing the principal. The APR includes the interest rate plus fees and points, giving you the total annual cost. APR is usually higher than the interest rate and is a better comparison tool.

How do I get the best possible rate?

To get the best rates: maintain a credit score of 740+, make a 20%+ down payment, keep a low debt-to-income ratio, shop at least 3-5 lenders, and consider paying discount points for a lower rate.

Should I wait for rates to drop before buying?
