How We Source Our Rates

Official Sources

Our mortgage rates come from the Freddie Mac Primary Mortgage Market Survey (PMMS), the most widely referenced benchmark. Savings and CD rates are sourced from FDIC national rate surveys. Federal student loan rates come directly from the U.S. Department of Education.

Daily Updates

Rates are updated daily from lender websites and official data feeds. Lender-specific rates reflect advertised rates for well-qualified borrowers. Your actual rate may differ based on credit score, loan amount, down payment, and other factors.

Trend Data

We track 7-day and 30-day rate trends to help you understand the direction of rates. Trend data shows whether rates are rising, falling, or holding steady, so you can time your financial decisions more effectively.

Affiliate Disclosure

Some lenders on our comparison tables are advertising partners. Featured lenders may compensate NexTool when you click “Apply Now.” This does not affect our rate data or ranking order, which is always based on the actual rates offered. Non-partner lenders are included for comprehensive comparison.
